4 - Energy Performance Certificate what is checked?
The site visit for a domestic property will take around half an hour and we will look at the general construction and size, any improvements since it was built, the type of windows, the heating system and its controls, water heating, storage and controls and the lighting.
5 - Validity and how long does it last?
An EPC lasts for ten years. You may, however, commission a new EPC whenever you want this may be if you have some work done that has improved the efficiency of the property.
6 - Energy Performance Certificate Regulations
A valid EPC needs to be in place for all properties marketed for sale or to be let. There is a grace period of seven days from the start of the marketing.
7 - Energy Performance Certificate pass or fail
There is no pass or fail. Each property gets a score from 1 to 100 (1 being the lowest)

EPC Ratings Explained
1 - EPC Rating A - What does it mean?EPC A rating means that the property received between 92-100 points out of a possible 100.
